Tony,

Sadly to prove a point. Here is a flier for $100,000. What that means is when if I were to finish my project today, it would probably have a market value of no more than $175,000.
If I were to win a golden wrench $200,000, maybe. Prices change all the time, so maybe by the time I'm done in 5 years prices will be up. I think right now is the time to get a flier.

Let's hope prices stay above $100,000.
